These transport improvements will have a positive impact upon occupier demand in certain areas, creating a knock-on effect for the development and investment potential of these markets. We have pinpointed the locations which present the strongest opportunities for developers and investors.
Our research grouped the markets into two categories – those offering short and long term opportunities.
Locations offering short term opportunities
These are markets that will outperform over the next two to three years, and where investors and developers should concentrate their interests. These markets offer strong tenant demand, rental growth and rising capital values:
• Tottenham Court Road
• Farringdon
• Blackfriars
• Maidenhead
Locations offering long term opportunities
Improved connectivity from Crossrail and Thameslink will provide opportunities for investors and developers to exploit markets that have not necessarily been at the top of the wish lists for investors and developers in the past. Our findings suggest the following locations could become more prominent in the medium to long term:
• Reading
• Croydon
• Ealing
• Slough / Heathrow
